As you look to the left in this blog, you will see a plumbing vent boot. That is the black thing at the bottom of the white pipe and before the roof. This little item is actually a very important item of your roofing system. Most roofs have a penetration or two, and the most common penetrations are the plumbing vents. To prevent leaking, these vents are fitted with a plastic boot with a rubber seal on it that keeps the water out.
Many times on a home inspection there are indications of what appears to be a “major” roof leak. Before you go and buy that new roof, take a look at the plumbing vent boots. Look again at that picture. See how damaged that boot is? When they look like this they tend to let in a lot of water and make it look like there is a bigger leak than there is.
Plumbing vent boots also tend to deteriorate faster than the rest of the roof, so be sure to check them before you reach into your wallet to pay a roofer for new shingles.
